In the area of education, some prominent institutions of higher learning like Lim Kok Wing University of Creative Technology (LKWUCT), Multimedia University (MMU), Cyberjaya University College of Medical Sciences, International School, and some national type secondary schools for the elite children. Other eco-friendly measures adopted include providing a rainwater harvesting tank inside each unit to harvest rainwater for landscaping purposes and collecting surface run-off for the water body or pond at the recreational area for cooling purposes. In terms of energy efficiency, Mah Sing introduces solar powered water heaters to minimise the dependency on the Tenaga Nasional Bhd power supply. It incorporates as much natural lighting as possible in the internal spaces of each home unit by using high glazed windows above the staircase area and underneath the roof overhangs. All these tie in well with Cyberjaya’s green city status, which was conferred by the federal government, and in line with the promotion of sustainable technologies in Malaysia’s intelligent garden city. Mah Sing Properties Sdn Bhd chief operating officer Teh Heng Chong attributed Garden Residence’s success to the fact that it stood among the first sizeable residential developments in Cyberjaya that cater both to families and professionals. This is also in line with the Group’s belief that for a city to thrive, there must be a right mix of residential components to complement the enterprise, commercial and institutional components. With Cyberjaya housing over 500 multinational companies, including shared services and outsourcing companies that operate 24/7 (meaning 24 hours a day, seven days a week) and a working population of more than 18,000, Mah Sing sees tremendous potential from such figures and encouraging demographics. Besides a good catchment market of professionals looking for a residence in Cyberjaya, there is a possibility that this cybercity can one day rival the likes of Mon’t Kiara in Kuala Lumpur and the established housing enclave of Damansara Heights and Taman Tun Dr Ismail in Kuala Lumpur. Located adjacent to Garden Residence, Garden Plaza, with its ready-to-move-in small and medium-sized serviced suites attracted over 3,000 registrants when an awareness exercise was conducted by Mah Sing recently. Myvilla Development Sdn Bhd, plans to offer lifestyle suites from 500 sq ft to 1,000 sq ft in Garden Plaza. Known as Garden Suites, these fully furnished properties will be priced from RM261,800 to RM528,800. With this piece of land strategically sited directly opposite the Lim Kok Wing University and proximity to other reputable institutions of higher learning such as the Multimedia University, Mah Sing is confident of getting a captive market comprising the lecturers and students. Garden Plaza’s retail component, Garden Retail, featuring lifestyle retail shops, will be launched later. With the convenience of using the Maju Expressway, which cuts travelling time between Cyberjaya and Kuala Lumpur to a mere 20 minutes, it has therefore been instrumental in creating renewed interest in this cybercity. For this upcoming hotspot to gain more popularity and acceptance, there is a need to have more activities as well as food & beverage outlets in its midst to attract the young professionals and elder folks to come and live in this garden city. These would-be residents will be looking at the public amenities that are available in Cyberjaya. In the area of investments, the amount coming into MSC Malaysia’s pioneer and premier cybercity has passed the RM9 billion mark with an additional RM11.48 billion in the pipeline due in 2011. The cybercity is also targeting to pass the 30% developed mark by the end of 2013. At a recent annual media briefing, Cyberview, which is the landowner and development mastermind behind Cyberjaya, highlighted several notable achievements in 2010, which included a total investment value of RIM3.19 billion, various development projects by many top tier property developers, and land totalling some 167.75 acres being sold for about RM331.02 million, amongst others. Keeping true to its resort lifestyle concept, lush green landscapes are designed throughout the development. Paved walkways and driveways improve and compliment the aesthetics of the resort homes. Garden Residence boasts beautiful cascading water features that create a sense of tranquillity to the exclusive homes, providing a welcome refuge and retreat from a long hectic day. Residents can also enjoy exclusive facilities such as a community clubhouse which comes equipped with a swimming pool, gymnasium, sauna and steam room, barbeque area and yoga meditation room.
Program Perumahan 1Malaysia (PR1MA) Launched on Monday July 4, 2011 by Prime Minister Datuk Seri Najib Razak, the Program Perumahan 1Malaysia (PR1MA) aims to make home ownership more affordable for middle income Malaysians and under this plan, homes priced between RM150,000 to RM300,000 will be developed in urban and suburban areas nationwide beginning with the Klang Valley where the demand for middle cost homes is the highest. Therefore, as many as 20 sites covering about 825 acres of land have been identified within the Klang Valley and Seremban areas for the purpose of developing an estimated 42,078 residential units under the Program Perumahan 1Malaysia (PR1MA). Other developers involved in PR1MA developments are Cyberview Sdn Bhd, Sime Darby Property, 1MDB, Malaysian Resources Corporation Bhd, SP Setia Bhd and Tradewinds Corp Bhd. In this instance, 1Malaysia Development Bhd (1MDB) will kickstart the development of the Bandar Malaysia project in Sungai Besi with the launch of affordable housing units within the next one to two years from now according to senior vice president of planning, development and real estate, Juraimi Azahar Taharin. He said the 1MDB affordable housing project would be unveiled to the public for comments and feedback so as to gather more information for the developer to build homes that conform to the needs of the purchasing public. 1MDB has plans to build homes with built-up in the range between 800 sq ft and 1,000 sq ft at the above estimated price subject to a survey. 1MDB is also considering working together with PR1MA for its affordable housing scheme and is looking to build 10,000 housing units in the Klang Valley within the next 10 to 15 years. The scheme is open to all Malaysians with household monthly income of less than RM6,000 and that is their first home and also for own occupancy. 1MDB is a government-owned master developer for the redevelopment of the 495-acre Bandar Malaysia in the former Royal Malaysian Air Force base in Sungai Besi. The air base has been shifted technically to Sendayan area in Negeri Sembilan. The developer signed a Sale & Purchase Agreement (SPA) in June 2011 with the Federal Land Commissioner (FLC) for the transfer of the 495-acre parcel of land. The mixed development project with liveability and sustainability as its distinctive features, aims to be a new and vibrant landmark that reflects the aspirations of a Greater Kuala Lumpur. 1MDB is working with the Malaysian Institute of Planners (MIP) in organising an international master planning design competition for Bandar Malaysia that is open to local and international urban planners. The key principles to be included in this project are planning and design, ecological themes, sustainable infrastructure, diverse housing solutions, comprehensive transportation, appealing open space, parks and greenery, modern technology, history and cultural identity. The result, expected to be announced in July 2012, will form the basis for Bandar Malaysia’s urban planning. In the same context, a 7.6-acre site in Precinct 11, Putrajaya has also been identified by PR1MA for the development which will be undertaken by Putrajaya Holdings Bhd (PjH). Other developers involved in PR1MA developments are Cyberview Sdn Bhd, Sime Darby Property, 1MDB, Malaysian Resources Corporation Bhd, SP Setia Bhd and Tradewinds Corp Bhd. S P Setia and Tradewinds Corp will jointly develop 10 acres of land in Bandar Tun Razak, Cheras. Besides Putrajaya Holdings, 1Malaysia Development Berhad will develop 560 apartment units ranging between 815 sq ft and 1,006 sq ft in Putrajaya. The project will also comprise a multi-purpose hall, kindergarden and retail units. Besides Precinct 11, there will be a total of 5,284 homes built across Putrajaya in five years under this programme.
